Pre-Acquisition
- We will identify Investment properties slated for the trustee’s sale that have a positive resale value.
- Our team will visual inspect the property’s exterior, and when legally possible, we will gain entry to the interior to verify the property’s condition.
- A legal partnership will be formed between Invest In AZ Properties and the investor to ensure all interested partners and agreements are handled professionally and legally.
Buying at the auction
- We partner with reputable title companies to ensure first lien bidding position. Additionally we make sure and verify that we are purchasing the property with clear title.
- We will attend the auction and bid on the property on behalf of our investor.
- If successful, the investor will pay the remaining balance and takes title to the property. The investor is responsible for paying for title and property insurance.
Post-Acquisition – Flip Transaction
- Hard costs to fix up property will be covered by Invest In AZ Properties and will be reimbursed at closing.
- Our team will professionally list, market, & sell the property.
- As the listing broker, we will forfeit our commissions for the benefit of our partnership.
Post-Acquisition – Rental Transaction
- Hard costs to fix up property will be covered by Invest In AZ Properties and will be reimbursed at closing.
- Additionally, the investor will be responsible for paying a fixed property management and contractor fee.
- Our team will professionally list, market, & rent the property.
- As the listing broker, we will forfeit our commissions for the benefit of our partnership.
- Invest In AZ Properties will handle all property management.
